Plans have been submitted to the State of Georgia for a large-scale data center development in the Kingston area that could represent a $1 billion investment in Bartow County.

According to a Development of Regional Impact (DRI) application filed with the Georgia Department of Community Affairs, the proposed Kingston Technology Hub would be constructed on approximately 559 acres and include a 350,000-square-foot data center campus.

The project is being developed by Thor Acquisition, a New York-based company. Documents filed with the state estimate the development’s total value at build-out will reach $1 billion.

Project information submitted in the filing indicates the facility is expected to generate roughly $2 million in annual tax revenue and create about 50 full-time jobs once operational.

Infrastructure improvements would be required to support the development. The filing states the facility is projected to use about 50,000 gallons of water per day, with approximately three miles of new water lines planned to serve the site. Final design specifications, including the length and size of the water infrastructure, will be determined through engineering reviews conducted with the Bartow County Water Authority.

The proposed data center would also have substantial power demands, requiring an estimated 150 megawatts of electricity. Developers plan to seek power through a MEAG Power request-for-proposals process, with energy expected to be delivered through existing transmission infrastructure if sufficient capacity is secured.

In addition to off-site power delivery, the development is expected to include on-site electrical facilities, including substation infrastructure needed to receive and distribute power throughout the campus.

State filings list a projected completion date of 2030 for the Kingston Technology Hub.

The proposal will continue through the state and local review process before construction can begin.
