CenterPoint Properties has acquired a second Class A industrial facility in Cartersville this year.

The national investment firm purchased the 526,400-square-foot Bartow Commerce Center III at 981 Old Grassdale Road, off Busch Drive. The cross-dock warehouse was built in 2023.

CenterPoint’s East Region Senior Vice President of Investments, Roy Rosenbaum, says northwest Atlanta has absorbed much of its speculative warehouse supply and continues to see strong tenant demand. He notes many of those tenants support data centers or nearby heavy manufacturing.

Rosenbaum says the company is pleased to add the building, which features a 40-foot clear height, 128 dock-high doors, and four drive-in doors. The 64.5-acre site also includes 179 trailer stalls.

A national company that provides heavy rigging, crating, and machinery installation currently occupies the facility.

This marks CenterPoint’s second Cartersville purchase in 2026. The firm bought a property at 934 Peeples Valley Road, near I-75, in April. Since entering the Atlanta market in mid-2025, CenterPoint has acquired six Class A distribution facilities and invested more than $ 250 million.

Cartersville continues to attract large manufacturing projects. Hyundai and SK On are completing a multi-billion-dollar electric vehicle battery plant, and Qcells has invested in a solar panel component facility in the area.

The state is also advancing the planned $200 million State Route 20 Connector project between Cartersville and Rome. The property sits next to a new Interstate 75 interchange at Grassdale Road. Construction on the interchange is expected to begin in 2027, with completion tentatively set for 2030.
