The Floyd County Commission has given the green light to a rezoning request that could pave the way for a new 70-unit apartment community along Martha Berry Highway in the Armuchee area. Commissioners this week approved changing the property’s zoning from community commercial and suburban residential to multi-family residential, subject to several conditions.
The development is expected to feature a gated and fenced entrance, along with amenities including a pool house, tennis courts and pickleball courts.
The project is expected to include a variety of housing options, with two-, three- and four-bedroom units planned. No individual dwelling unit can have less than 450 square feet of floor space.
The rezoning approval comes with restrictions on how the property can be developed.
One condition limits the maximum density to 10 units per acre. County officials cited the property’s location in the unincorporated portion of Floyd County and the presence of environmentally sensitive areas as factors in establishing the limit.
The approved zoning change also specifically prohibits the property from being developed as a manufactured home park.
