A new chapter in downtown Rome’s development began this week with the grand opening of Nova River District, a 250-residence mixed-use community along the Oostanaula River. The project, led by CCI Real Estate, aims to blend modern living with community-centered design and local connection.

Construction on the $multi-million development is nearing completion, with about 90% of the work finished and final touches underway on one remaining wing. Leasing began earlier this year, and response has been strong — more than 60% of currently available units have been leased, and over 30% of the total residences are already spoken for ahead of the project’s full completion.

A large crowd gathered Wednesday, Oct. 22, for a ribbon-cutting ceremony hosted by the Rome Floyd Chamber, joined by city and county officials and members of the community.

“The vision for Nova River District has always been about building a vibrant community that enhances the quality of life in downtown Rome,” said Jeff Warwick, CEO of CCI Real Estate. “We’re proud to deliver a development that connects residents to the river, to wellness, and to the energy of Broad Street.”

Located between West 3rd Street and the Oostanaula River, the development sits along the AdventHealth ECO Greenway, offering walkable access to Broad Street’s shops and restaurants. The project redeveloped 13 parcels into one cohesive community, featuring 178 one-bedroom and 64 two-bedroom apartments, along with nearly 10,000 square feet of ground-floor retail and restaurant space.

Amenities are designed around wellness and community, including a heated saltwater pool, fitness and wellness center, two recreation courtyards, elevated sundecks, and a future on-site coffee shop. Residents are within walking distance of grocery stores, schools, and medical facilities.

Property management is overseen by Gallery Residential, led by community director Caley Pinson, who said the goal is to create a strong sense of connection among residents.

“We’re excited to see Nova River District come to life,” Pinson said. “With its riverfront access, wellness-focused amenities, and walkability, Nova offers a unique living experience in Rome.”
